What internal gutter replacement costs
There is no honest per-metre number that covers every roofline, so instead here is exactly what drives the price of a conversion, what it costs to leave it, and how to read two quotes side by side without being caught out.
Internal gutter replacement is priced per house, not per square metre, because almost everything that moves the number is specific to your roofline. Two houses of identical floor area can be thousands apart on a conversion, and the difference is usually corners, storeys and what is hiding behind the fascia.
We would rather explain the mechanics than publish a range that turns out to be wrong for your house. Once you understand what is being priced, you can read any quote you are given, including ours, and tell whether it has been thought about properly.
What moves the price
Linear metres of roofline
The base measure. It is the perimeter of the roof edge being converted, not the floor area of the house, and a long single-storey ranch can carry more metres than a compact two-storey.
Corners and stopends
Straight runs are quick. Every internal corner, external corner and stopend is a hand-formed junction that has to be watertight, and they are where the labour goes. A roofline with eight corners is a different job from one with four.
Single or double storey
Height changes the access equipment, the safety setup and how long every trip up and down takes. Two-storey work is materially slower than the same metres at single-storey height.
Access around the house
A clear perimeter is fast. Decks, retaining walls, established planting, a neighbour's fence right on the boundary or a driveway too narrow for a scaffold trailer all add time.
Downpipes and outlets
Where the water goes matters as much as where it collects. Additional downpipes, relocated outlets and connections into existing stormwater are priced individually.
Condition behind the fascia
The one that cannot be seen from the ground. If the timber behind the old system has rotted, it has to be made good before the new fascia goes on. We price this separately and only after we have looked.
Roof pitch and profile
Shallow pitches, parapets and box ends make the roof edge detail more involved. Tile roofs and long-run steel present different edge conditions again.
Disposal
Old fascia, spouting and brackets have to go somewhere. Where the soffit lining predates 1988, asbestos testing may be required before anything is cut, which is a cost and a timeline.

What waiting costs
A conversion quoted today is a fixed, known figure. The alternative is not zero, it is an unknown figure that grows, because everything the water reaches has to be put right eventually and each element is more expensive than the gutter work itself.
See the warning signs- Repeat gutter clearing An annual cost that never ends and does not slow the corrosion down.
- Patch repairs Each one buys a season or two. The steel either side is the same age as the section that failed.
- Soffit lining replacement Once linings have mould through them or have sagged, they are replaced rather than cleaned.
- Framing repair Rotted fascia boards, rafter ends and lintels over openings. This is carpentry, at carpentry rates.
- Interior repair and redecoration Ceiling and wall linings, insulation, paint. The part of the bill homeowners never expect.
- A harder sale A visible gutter defect is something buyers price into their offer, and building inspectors write up.
Reading a quote
How to compare two prices properly
Gutter quotes are notoriously hard to compare because the cheap one is often cheap for a reason that is not written down. These are the questions that separate them.
- Is it a conversion or a repair? Replacing the internal gutter with another internal gutter is a cheaper job that leaves the design fault in place.
- Is access and safety gear included, or added later? Scaffold hire arriving as a separate invoice is a common surprise.
- Is disposal included, or are you left with the old fascia stacked beside the garage?
- What happens if rot is found? A quote that is silent on this is a quote that will be revised.
- Are downpipe and stormwater connections in the price, or priced as an extra once the spouting is up?
- What steel is it, and what warranty comes with it? COLORSTEEL warranties depend on the environment your house sits in, so the answer should be specific to your address.
- Who is actually doing the work, and are they insured and licensed to do it?
Our quotes itemise all of it, including the parts that make the number bigger. It is easier to explain a higher figure up front than an unexpected one at the end.
Questions about price
Why is there no price list on this page?
Because a per-metre figure quoted before anyone has seen your roofline is a guess, and guesses get revised upward once work starts. Rooflines differ enormously in corners, stopends, storeys, access and the state of the timber behind the fascia. We measure the house, price it properly and give you a number that holds.
Is the quote free?
Yes. The site visit, the assessment and the written quote all cost nothing, and there is no obligation afterwards. If we look at your roof and tell you the gutters have years left in them, that costs nothing either.
Can you give a rough idea over the phone?
We can give you a sense of scale from the address, because satellite imagery shows the roofline, the footprint and the number of corners. It is enough to tell you whether you are in the right ballpark before booking a visit, but it is not a quote and we will not pretend it is.
Is a conversion cheaper than repairing the internal gutter?
Over any reasonable timeframe, yes. Repairs to a corroding internal gutter address the section that has failed, not the sections that are the same age and heading the same way, so the work repeats. The conversion is a one-off that removes the cause.
Does it add value to the house?
It removes a known defect that building inspectors look for and buyers ask about, and it visibly modernises the roofline. We cannot put a figure on that, and anyone who does is guessing, but a house with converted gutters and paperwork to show for it is an easier sell than one with a brown stain on the fascia.
